What does your property management actually include?

Tenant placement and screening, rent collection, financial reporting, maintenance coordination and vendor management, plus someone from our team on-site for showings, inspections and repairs. You are not calling a national call center to get a leaking water heater looked at.

How do you screen tenants?

Credit, income verification, rental history and background — every applicant, every time. Screening is where a rental property is won or lost. A vacancy costs you one month; the wrong tenant can cost you a year and the condition of the house.

Who handles repairs and maintenance?

We do. We coordinate the vendors, and someone from our team is local and on-site rather than three hours away in the Valley. We are personally invested in more than 50 properties, so these are the same tradespeople we call for our own.

How do I know what my property should rent for?

We price it against what comparable properties are actually renting for right now, not what similar homes are listed at. Overpricing a rental by a hundred dollars to sit empty for six weeks costs more than it earns.

What areas do you manage rentals in?

The White Mountains — Show Low, Pinetop-Lakeside, Lakeside, Snowflake, Taylor, Heber-Overgaard, Springerville and Eagar.

Why use an owner-operator instead of a national management company?

Because we own rentals ourselves. More than 50 of them. We manage your property the way we manage ours, and we know what a repair should actually cost because we have paid for it. A management company that has never owned a rental is guessing with your money.
