A large share of what's for sale here is second homes. Valley families who've been coming up for summers, retirees right-sizing out of Phoenix, people who want the pines rather than the high desert. That's why prices per square foot run above Snowflake or Taylor, and why the market has a rhythm: listings build in spring, buyers arrive in summer escaping the heat, and things go quiet through winter.

Two practical consequences buyers don't expect. The best inventory moves in summer, when you have the most competition — so if you can shop in the shoulder seasons, you'll have more room to negotiate. And a lot of these homes were built as seasonal cabins, which matters far more than it sounds once financing enters the picture.

The thing that catches Pinetop buyers
