  • Well and septic. No city water and sewer out here on many lots. FHA, VA, and USDA loans in particular may want a well flow test, a water-quality test, and confirmation the septic works and sits a safe distance from the well. Routine — just plan the timeline for it.
  • Access. Lenders want legal, year-round access — ideally a recorded easement or maintained road. A dirt road can be perfectly fine; an informal "we cut across the neighbor's place" arrangement is where deals stall.
  • The appraisal and comps. Rim properties are unique, and comparable sales can be spread out. A local appraiser who knows Heber-Overgaard makes a real difference in getting a fair value.
