The question I hear most from Pinetop-Lakeside homeowners ready to move: "Do we have to sell first?"
Not always.
Selling first is the simplest path. But it can mean moving twice, or renting in between, or feeling rushed to grab whatever's available. Nobody loves that.
Here are the ways people buy first:
Use the equity you already have
Some lenders offer a bridge loan or a line of credit against your current home. That gives you the money to buy the new place now. When the old one sells, you pay it off.
Make an offer that depends on your sale
You can write an offer that only goes through if your home sells. It works better in some markets than others, and some sellers won't take it. I'll tell you honestly when it's worth trying.
Qualify for both for a little while
If your income can carry both homes for a short stretch, some loans let you do exactly that. Every lender looks at this differently, which is why shopping lots of them matters.
Time it tight
Close on both the same week. It takes coordination, but I'm a Pinetop-Lakeside area realtor AND a mortgage broker, so I do the sale and the loan, so I'm watching both sides of the calendar instead of two people hoping it lines up.
Which one fits depends on your equity, your income, and how much you want to avoid moving twice. That's a 15-minute conversation, not a guessing game.
