Real Talk

Waiting for "the one"? That's the perfect-house trap.

Waiting for "the one"? That's the perfect-house trap. Maybe you've said this to yourself:

"I'm not buying until the right one shows up."

So you scroll the listings. You save a few. None of them feel quite right.

And on the first of the month, the rent goes out. Again.

Here's an example. Picture an $1,800 rent.

All of it is paying down someone else's house.

The Federal Reserve found the typical homeowner was worth $396,200. The typical renter? $10,400.

That gap isn't about who works harder. Mostly it's about who owns the house.

Options

THE OPTIONS Most people think they have three choices:

Option 1: Hold out for the dream house. It could take years. The rent doesn't wait with you.

Option 2: Buy the dream house now, even if it's way over budget. Then every bill feels heavy.

Option 3: Buy a good-enough house you can afford. Let it build equity. Use that equity to move up later.

Personally, I think Option 3 is how most dream houses actually happen.

$459,900

A STORY FROM MY DESK In 2019, some clients of mine bought a $150,000 manufactured home.

It was not their dream house. It was a stretch. Their parents gifted the down payment.

In 2022, they sold it for $150,000 more than they paid. They built a big home.

In 2024, they sold that one with another $150,000 in equity.

Then they downsized. They paid cash for a $300,000 fixer upper, and came back to me for a loan to fix it up.

It just appraised at $550,000. They owe $150,000.

Your first home doesn't have to be your forever home. It just has to get you in.

Inventory is up 6.7% from last year and homes are taking two days less to sell. Here is what that means if you are buying or selling in Arizona right now.

Swap "someday" for one real number.

HOW I HELP Swap "someday" for one real number. If you want help getting out of the trap, start with one number: what you'd qualify for.

Once you know it, "the right house" stops being a guess. You can see what's actually in reach.

I'm a broker, not a bank. I shop hundreds of lenders to find the loan that fits you, because the same loan can be priced very differently from lender to lender.

Tap the button and see what you'd qualify for. It takes about 10 minutes, and you don't need any documents to start.

PS · 💡 Did You Know I Can Do This? You can get a loan for land or an empty lot, with no house on it yet. It's a program some lenders offer. If the perfect house just doesn't exist, sometimes the answer is to own the spot first and build on it later.
