Real Talk
THIS WEEK What's the one thing you keep putting off? Here's an idea people are talking about this week.
There are about ten weeks left in the year. Pick the one thing you keep putting off. Do it today.
Not next month. Not "after the holidays." Today.
I see this all the time with home and money stuff. People don't put these things off because they're hard. They put them off because they feel big.
Most of them take less time than your drive to work:
✔️ Pull your credit report and actually read it. ✔️ Find out what you'd qualify for, instead of guessing. ✔️ Look up what your home is worth right now. ✔️ If you have an adjustable-rate loan, find the date your payment can change.
That last one is in the news right now. Lots of people chose adjustable loans years ago, when rates were low. The fixed part of those loans doesn't last forever.
It's better to know your date now than to find out from a letter in the mail.
The thing you're avoiding usually isn't scary. Not knowing is.
Maybe you're hoping to buy. Maybe you've owned for years. The rule is the same: pick one thing and do it today.
🤯 INTERESTING FACT How many people have a mistake on their credit report?
Most of us figure it's rare. Maybe one in a hundred.
A federal study found it's about 1 in 5.
The Federal Trade Commission found one in five people had an error on at least one of their three credit reports. About 1 in 20 saw their score change by more than 25 points once the mistakes were fixed.
The good news? You can check your report from all three bureaus once a week, for free, at AnnualCreditReport.com.
That's one thing you could cross off before lunch.
Inventory is up 6.7% from last year and homes are taking two days less to sell. Here is what that means if you are buying or selling in Arizona right now.
💡 Did You Know I Can Do This? A reverse mortgage can be set up as a line of credit for homeowners 62 and older. With the federally insured version, the part you don't use can grow over time.
It's a program some lenders offer. You still pay taxes, insurance and upkeep. But there's no required monthly mortgage payment while you live there. It's worth knowing about, for yourself someday, a parent, or a grandparent.

THE REAL MOVE Make it a ten-minute job. If your one thing is "find out where I really stand," good news. That's my whole job.
What would you qualify for? What would it look like to change the loan you have? When does your adjustable loan reset, and what are your options?
You don't need a perfect plan. You need real answers.
I'm a broker, not a bank. I shop hundreds of lenders, because the same loan can be priced very differently from lender to lender. One quick talk shows you what's actually out there for you.
